How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Fawkes & Reece are working with a reputable housebuilder to recruit an experienced Assistant Site Manager to join a 100-unit timber frame residential development in Lancaster on a long-term basis.

    Working as a key part of the site management team, you will assist with the day-to-day delivery of high-quality timber frame homes, ensuring plots progress safely, efficiently and in line with the agreed programme, while maintaining strong standards of quality and health and safety throughout the development.

    This is a great opportunity to join a strong management team and work with a reputable housebuilder on a well-established residential scheme. Previous experience working on timber frame housing developments is essential to perform well within this role.

    Main Duties will consist of:

    Assisting the site team with the day-to-day running of the development, overseeing multiple plots and monitoring progress to ensure the timber frame build remains on programme. You will work closely with subcontractors and site operatives, ensuring works are coordinated effectively and that labour, materials and plant are available when required.

    You will be responsible for monitoring timber frame installations and ensuring structures are constructed in accordance with drawings, specifications and manufacturer requirements. You will need to identify potential issues at an early stage and work with the site management team and subcontractors to resolve problems quickly and minimise any impact on the programme.

    You will be expected to carry out regular site inspections, ensuring health and safety procedures are adhered to and all workmanship is completed to a high standard. Particular attention will be given to the timber frame installation and external build of each plot, ensuring structural integrity and weather-tightness are maintained throughout the construction process.

    You will monitor the progression of plots through the key stages of construction, from timber frame installation and the external envelope through to first fix, second fix and finishing. You will also assist with snagging and handover, ensuring homes are completed to a high standard and that site presentation remains excellent throughout the development.

    The successful candidate will be organised, proactive and confident working alongside subcontractors and the wider site management team. You will need strong attention to detail, good communication skills and the ability to identify and resolve issues quickly to keep the development progressing to programme.

    Qualifications:

    CSCS
    SSSTS
    First Aid (ideal but not essential)
    MUST have previous experience working on timber frame housing developments that we can reference
