How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Fawkes & Reece are working with a well-established housebuilder to recruit an experienced Site Manager to oversee a 70-unit timber frame residential development in Congleton on an ongoing basis.

    This is a smaller, more hands-on development, offering the successful candidate the opportunity to take ownership of the site and play a key role in its overall delivery. You will be responsible for managing the day-to-day operations, ensuring plots progress safely, efficiently and in line with programme, quality standards and company requirements.

    Previous experience delivering timber frame housing developments is essential for this position. You will need a strong understanding of timber frame construction, erection and sequencing, together with the ability to manage the full build process and coordinate multiple trades through to completion and handover.

    Key Duties:

    You will take ownership of the day-to-day running of the development, coordinating timber frame contractors, subcontractors, labour, materials and plant to keep the site progressing to programme. Due to the size of the development, a proactive and hands-on approach will be important, with the successful candidate expected to have good visibility across all areas of the site and build process.

    You will monitor construction quality, workmanship and health & safety, with particular attention to timber frame erection, sequencing and the building envelope. You will also oversee plot progression through timber frame, roofing, external envelope, 1st and 2nd fix, finishing works and handover.

    Working closely with the wider project team, timber frame contractor and subcontractors, you will identify and resolve issues quickly to minimise any impact on programme, quality or delivery.

    You will also be responsible for maintaining accurate site records, short-term programmes and targets, inspections and progress reporting, while ensuring high standards of workmanship, site presentation and health & safety are maintained throughout.

    Qualifications:

    CSCS
    SMSTS
    First Aid
    MUST have demonstrable and referenceable experience working on timber frame housing developments
    Strong knowledge of Health & Safety requirements
