How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Fawkes and Reece are working with a well-established Housebuilder to recruit an experienced Site Manager to support on a 130-unit timber frame residential development in Lancaster on an ongoing basis.

    You will play a key role within the project, with responsibility for the day-to-day management and delivery of the development. You must ensure plots are progressed safely, efficiently and in accordance with the time frame set, quality, and company standards.

    Previous experience delivering timber frame housing developments is non-negotiable for this position. You must have a strong understanding of timber frame construction, erection, and sequencing, together with experience managing multiple residential plots through to completion and handover.

    Key Duties:

    You will take responsibility for the day-to-day running of the development, coordinating timber frame contractors, subcontractors, labour, materials, and plant to ensure the plots are progressing in line with the given time frame. You will monitor construction quality, workmanship, and health & safety, with particular attention to timber frame erection and the building envelope.

    The role will involve managing the timely progression of plots through the timber frame, roofing, external envelope, first and second fix, finishing, and handover stages. You will work closely with the wider project team, timber frame contractor, and subcontractors to identify and resolve any issues affecting programme, quality, or delivery time.

    You will also be responsible for maintaining site records, short-term programmes and goals, inspections, and reporting, while ensuring high standards of workmanship, site presentation and health & safety are maintained throughout the development.

    Qualifications:

    CSCS
    SMSTS
    First Aid
    MUST have experience with timber frame housing that we can reference
    Strong knowledge of Health and Safety requirements
