How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Student Lettings, Maintenance & Property Operations Manager
    Lincoln | Circa £35,000 + Benefits

    Student accommodation is about far more than bricks and mortar. It is about creating a positive experience for hundreds of students during some of the most important years of their lives.

    We're working with a well-established private property business in Lincoln that manages a portfolio of around 350 student beds across a mixture of HMOs and larger flat developments. As the portfolio continues to grow, they are looking for an experienced property professional to become the central point of contact for lettings, maintenance coordination and day-to-day property operations.

    This is a varied and highly visible role where no two days are the same. One morning you could be arranging viewings and securing tenancy agreements, the next coordinating maintenance works, supporting students with queries or ensuring key compliance records are up-to-date.

    The successful candidate will bring previous experience within student lettings, residential lettings or student accommodation management and enjoy building relationships with students, parents, contractors and colleagues alike. Strong organisational skills are essential, as is the ability to juggle multiple priorities while maintaining excellent levels of customer service.

    You'll play a key role in driving occupancy, managing the student journey from enquiry through to move-out, coordinating maintenance activity across the portfolio and helping to ensure properties remain safe, compliant and well maintained.

    This opportunity would suit somebody who enjoys taking ownership, thrives in a fast-paced environment and wants to join a close-knit business where they can genuinely make an impact.

    In return, you'll receive a salary of around £35,000, 25 days holiday plus bank holidays, pension, optional private medical cover and the opportunity to join a successful local business with a strong reputation in the Lincoln student market.
