The Opportunity

We are recruiting on behalf of a leading MEP contractor with a strong reputation for delivering high-quality commercial fit-out projects across Central London.

Due to a strong pipeline of secured work, they are looking to appoint an experienced Mechanical Project Manager to take full responsibility for the delivery of CAT A and CAT B commercial fit-out projects from pre-construction through to commissioning and final handover.

This is a senior, technically focused position requiring someone who is comfortable managing the full project lifecycle, leading site teams and subcontractors, and working closely with clients, consultants and design teams.

The Role

As Mechanical Project Manager, you will take ownership of the mechanical package from the early pre-construction stages through to successful completion.

You will be heavily involved in the technical and design coordination, including technical submittals, RFIs, design reviews and value engineering, while also taking responsibility for the day-to-day management of the project.

You will lead a delivery team consisting of Mechanical Site Managers and Supervisors, alongside managing external subcontractors and specialist suppliers.

Key Responsibilities

Take full responsibility for mechanical packages from pre-construction through to commissioning and handover
Manage CAT A and CAT B commercial fit-out projects across Central London
Lead and manage Mechanical Site Managers, Supervisors and site delivery teams
Manage external mechanical subcontractors and specialist suppliers
Review drawings, specifications and design information
Prepare, review and manage technical submittals
Raise, manage and close out RFIs
Work closely with consultants and design teams to resolve technical issues
Identify and implement value engineering opportunities
Manage procurement of mechanical equipment, materials and subcontract packages
Develop and monitor project programmes, short-term programmes and key milestones
Coordinate mechanical services with electrical and other building services packages
Attend and chair client, consultant, design and subcontractor meetings
Monitor project costs, variations and commercial performance alongside the commercial team
Oversee QA, snagging, commissioning and final handover
Ensure all works are delivered safely, on programme, within budget and to specification

About You

We are looking for an experienced Mechanical Project Manager with a strong technical understanding of mechanical building services and a proven track record delivering high-end commercial fit-out projects.

You should be equally comfortable in a design or client meeting as you are managing the delivery team on site.

Requirements

Proven experience as a Mechanical Project Manager within an MEP or Building Services contractor
Strong CAT A and CAT B commercial fit-out experience
Proven experience taking projects from pre-construction through to completion
Strong technical knowledge of HVAC, pipework, plant rooms and associated mechanical building services
Extensive experience managing technical submittals, RFIs and design coordination
Good understanding of value engineering and alternative technical solutions
Experience managing Site Managers, Supervisors and external subcontractors
Strong client-facing and stakeholder management skills
Commercially aware with a good understanding of procurement, variations and project costs
Relevant mechanical/building services qualification
SMSTS or equivalent
