How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Pre-Construction Manager – Design & Build Newcastle upon Tyne | £80,000–£100,000 + Car Allowance + Bonus + Excellent Benefits

    The best projects are won long before site starts.

    If you're the type of construction professional who enjoys shaping projects before the first shovel hits the ground—challenging designs, reducing risk, finding smarter delivery solutions and building client confidence—then this opportunity deserves your attention.

    Our client is a leading international Design & Build contractor operating across 10+ countries, delivering complex projects within the Pharmaceutical, Data Centre, High Technology and Industrial sectors.

    Working from their Newcastle office, you'll become a key member of the Bid & Pre-Construction team, helping secure some of the UK's most technically demanding projects.

    * A business built on quality—not volume

    * One thing that makes this contractor different is their philosophy.

    They don't tender work they don't genuinely want to win.

    Rather than chasing every opportunity, they focus on projects where they know they can add value, build long-term relationships and deliver certainty for their clients.

    That means every tender receives the time, attention and technical expertise it deserves.

    Supported by extensive in-house design, engineering and construction capability, together with a loyal and experienced supply chain, you'll have the resources needed to produce industry-leading submissions.

    Your role

    Reporting into both the Estimating Director and Operations Director, you'll work across estimating, planning, technical, QHSE and MEP teams to ensure every bid is commercially robust and operationally achievable.

    You'll be asking the questions that matter.

    * Is the programme realistic?

    * Is the procurement strategy aligned?

    * Have buildability risks been challenged?

    * Can the design be improved?

    * Is there a smarter or safer way to deliver the project?

    You'll work closely with clients throughout the bid process, presenting solutions rather than simply pricing drawings.

    When required, you'll also spend the first 3–8 weeks on site, ensuring everything transitions smoothly before handing the project over to the Project Director. That ownership from bid to delivery is something this business values highly.

    The projects You'll be involved in technically challenging developments including:

    * Pharmaceutical Manufacturing & Research Facilities

    * Data Centres & Critical Technology Infrastructure

    * Industrial, Logistics & Advanced Manufacturing Projects

    What we're looking for

    This opportunity will suit someone who has already delivered projects for a respected Tier 1 or Tier 2 UK Main Contractor and understands what it takes to win and successfully deliver Design & Build schemes.
    You'll bring:

    * Proven Design & Build experience on lump-sum projects.

    * Previous experience delivering projects or working within a Pre-Construction Manager role.

    * Strong technical and engineering knowledge.

    * The confidence to engage directly with clients and consultants.

    * Experience reviewing buildability, programs, logistics, crane strategies, temporary works, soil investigations and construction methodologies.

    * A proactive approach to value engineering and identifying commercial opportunities.

    * Strong IT skills and confidence using construction software—you'll enjoy being hands-on rather than delegating everything.

    * An established network across clients and the supply chain.

    * Residence within approximately 45–50 minutes of central Newcastle.

    The culture

    This isn't a hybrid position.
    You'll be based in the Newcastle office five days a week, typically from around 7.30–8.00am through to 5.30–6.00pm. During major bid submissions, longer days are simply part of delivering successful outcomes.
    In return, you'll join a business that moves quickly, invests heavily in its people and gives talented individuals genuine responsibility and autonomy.
    Package

    * £80,000–£100,000 Basic Salary

    * Up to 10–12% Car Allowance

    * Highly Competitive Bonus Scheme

    * Pension, Private Medical & Life Assurance

    * Business Expenses Covered

    * Excellent Career Development

    * Annual Company Celebrations & Christmas Event

    Interested? If this sounds like the environment where you'll thrive, I'd welcome a confidential conversation.

    If your background aligns with the role, I'll be in touch to discuss both the opportunity and your longer-term career ambitions in complete confidence
