Job Summary
The Modular Site Manager is responsible for planning, coordinating, and overseeing the safe and efficient installation of modular or prefabricated buildings on site. This role ensures projects are delivered on time, within budget, and to the required quality standards while maintaining compliance with health, safety, and environmental regulations. The Site Manager acts as the primary point of contact between the client, contractors, suppliers, and project team throughout the site installation phase.
Key Responsibilities
Manage all on-site activities related to the delivery, installation, and completion of modular buildings.
Coordinate crane operations, lifting plans, logistics, and module placement.
Develop and monitor site programmes to ensure project milestones are achieved.
Ensure compliance with health, safety, environmental, and quality standards.
Conduct site inductions, toolbox talks, and regular safety inspections.
Supervise subcontractors and site personnel, ensuring work is completed to specification.
Liaise with clients, consultants, local authorities, and utility providers.
Monitor project budgets, labour, materials, and equipment usage.
Identify and resolve site issues, risks, and delays, implementing corrective actions where necessary.
Complete site documentation, including daily reports, inspections, permits, and progress updates.
Coordinate commissioning, snagging, handover, and close-out activities.
Maintain high standards of housekeeping and site security.
Skills and Experience
Experience managing modular, off-site, or traditional construction projects.
Strong understanding of construction methods, sequencing, and site logistics.
Excellent leadership, communication, and organisational skills.
Ability to manage multiple subcontractors and stakeholders.
Strong problem-solving and decision-making abilities.
Proficient in Microsoft Office and project management software.
Ability to read and interpret construction drawings and specifications.
Qualifications
Degree, HNC/HND, or equivalent qualification in Construction Management, Civil Engineering, or a related discipline (preferred).
Valid Site Management Safety Training Scheme (SMSTS) certification.
CSCS Manager Card.
DBS Required.
First Aid at Work certification.
Key Performance Indicators (KPIs)
Projects completed safely with zero reportable incidents.
Delivery of projects on schedule and within budget.
Achievement of quality standards with minimal defects or rework.
Client satisfaction and successful project handovers.
Compliance with statutory, contractual, and company requirements.
Working Conditions
Predominantly site-based with regular travel to project locations.
Occasional overnight stays depending on project requirements.
Flexibility to work extended hours during critical project phases.
