How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Freelance M&E Quantity Surveyor - Major Commercial High-Rise

    Location: City of London

    Sector: Commercial High-Rise / MEP Building Services

    Contract Type: Freelance / Contract

    Duration: 3-6 Months (Initial contract, with strong likelihood of extension)

    IR35 Status: STRICTLY INSIDE IR35 (PAYE / Approved Umbrella)

    The Opportunity

    Are you an experienced Freelance M&E Quantity Surveyor available for an immediate or short-notice contract assignment?

    A Tier-1 Main Contractor is seeking an autonomous, commercially sharp MEP Contract Quantity Surveyor to join their site-based team on a flagship 650,000 sq. ft, 36-storey, all-electric commercial high-rise in the City of London.

    Following the transition from the pre-construction phase into main construction works, this 3 to 6-month contract assignment (Inside IR35) offers the chance to hit the ground running on one of the UK's most ambitious, low-carbon, and technologically advanced high-rise developments.

    The Project Snapshot

    Scale: 36-storey, 650,000 sq. ft future-focused, all-electric commercial tower.

    Technical Complexity: 3-level deep basement box, cutting-edge smart building technology, extensive vertical greening, and landscaped sky terraces.

    Heritage & Engineering: Highly complex substructure works involving temporary grillage support for a Grade I listed historic church tower, as well as the re-installation of a historic crypt and new Livery Hall.

    Key Responsibilities (Contract Basis)

    As a freelance M&E QS, you will provide immediate commercial management across complex, high-value Mechanical, Electrical, and Building Services sub-contract packages:

    Package Management: Drive the end-to-end commercial control of key MEP sub-contract packages.

    Change Control & Variations: Lead the evaluation, negotiation, and settlement of variations, design changes, and compensation events under D&B / JCT contract terms.

    Valuations & Payments: Carry out monthly site assessments, evaluate sub-contractor applications, issue payment notices, and monitor cash flow.

    Cost Reporting: Assist with CVR preparation, interim financial reporting, risk monitoring, and value-engineering reviews without compromising low-carbon performance targets.

    Supply Chain Relations: Work closely with specialist MEP trade contractors to maintain momentum and resolve commercial queries pragmatically.

    Candidate Requirements

    Experience: Proven track record as a Freelance M&E Quantity Surveyor working with Main Contractors or major MEP sub-contractors.

    Sector Background: Background in delivering major UK commercial developments, high-rise towers, or complex D&B building services packages.

    IR35 Status: Strictly looking for assignments Inside IR35 via an approved umbrella company or PAYE.

    Availability: Immediately available or on a maximum 1-2 week notice period.

    Technical Knowledge: Deep understanding of modern MEP systems, all-electric services design, smart technology packages, and contract administration.
