We are working on behalf of a leading housing association to recruit an experienced Maintenance Surveyor to support the delivery of high-quality responsive repairs, voids and planned maintenance services across the Leatherhead and Dorking areas.
Reporting to the Neighbourhood Repairs Manager, you will play a key role in ensuring repair, maintenance and construction works are delivered safely, efficiently and to the required standards of cost, quality and customer satisfaction.
This is an excellent opportunity for a qualified surveyor with strong technical knowledge, experience within social housing or residential property, and a customer-focused approach.
The Role
As a Maintenance Surveyor, you will be responsible for:
- Undertaking pre- and post-inspections for responsive repairs, void works and cyclical maintenance programmes
- Carrying out detailed building and technical surveys to assess property condition, identify defects and determine associated risks
- Diagnosing building defects and recommending appropriate repair or remedial solutions
- Inspecting major void properties and ensuring works are completed to the required quality standards and within agreed timescales
- Preparing clear and accurate survey reports, specifications, schedules of work and recommendations
- Planning and coordinating repair, maintenance and construction works in line with agreed cost, time and quality requirements
- Monitoring contractor performance and ensuring works are delivered in accordance with relevant KPIs, policies and standards
- Managing works through to completion and carrying out post-inspections to confirm quality and compliance
- Engaging professionally with residents, customers, leaseholders, contractors and internal stakeholders
- Supporting the delivery of excellent customer satisfaction while minimising defects and repeat repairs
- Ensuring all works are completed in line with relevant health and safety legislation, regulatory requirements and housing standards
- Providing technical advice and support to colleagues and operational teams
To be considered, you will ideally have:
- A Level 3 Diploma in Surveying, Property and Maintenance, or an equivalent relevant qualification
- Membership of a relevant professional body, such as RICS or CIOB
- Previous experience working as a Maintenance Surveyor, Repairs Surveyor, Building Surveyor, Property Surveyor or similar
- Strong experience carrying out pre- and post-inspections within responsive repairs, voids, planned maintenance or cyclical works
- Good knowledge of building construction, property maintenance and common building defects
- Experience preparing survey reports, specifications and schedules of work
- The ability to assess defects, identify risks and recommend appropriate remedial works
- Experience managing contractors and monitoring performance against KPIs
- Strong communication and stakeholder-management skills
- A customer-focused approach with the ability to manage resident and leaseholder expectations
- Good organisational skills and the ability to manage a varied workload across multiple properties
- A full UK driving licence and access to a vehicle may be required due to the nature of the role
