Quantity Surveyor – Modular & Offsite Construction
Are you an experienced Quantity Surveyor with a background in modular construction, MEP services, or Design for Manufacture and Assembly (DfMA)? This is an opportunity to join a growing team delivering complex offsite construction projects across major infrastructure and mission-critical developments.
Working closely with engineering, design, procurement and project delivery teams, you will take ownership of the commercial performance of modular projects from pre-construction through to completion. You will play a key role in cost planning, procurement, contract administration, change management and commercial reporting, ensuring projects are delivered efficiently and profitably.
The Role
As Quantity Surveyor, you will provide commercial leadership throughout the project lifecycle, supporting both pre-construction and live projects. You will work collaboratively with multidisciplinary teams and specialist supply chain partners to manage costs, minimise risk and maximise value.
Key Responsibilities
- Manage the commercial aspects of modular construction projects from tender through to final account.
- Produce detailed cost plans, project budgets and financial forecasts.
- Monitor project expenditure and report on commercial performance.
- Evaluate, price and negotiate variations resulting from design development, client instructions and construction changes.
- Implement and maintain robust change control procedures across multiple projects.
- Procure specialist subcontractors and suppliers, ensuring commercial and contractual compliance.
- Prepare tender documentation, subcontract packages and contract negotiations.
- Carry out measurement and quantity take-offs from technical drawings and BIM models.
- Work alongside design and engineering teams to identify value engineering opportunities and improve buildability.
- Develop cost comparisons between traditional and offsite construction solutions.
- Maintain accurate commercial records, cost reports and variation registers.
- Support project teams with commercial advice throughout design, manufacturing and installation phases.
- Build strong relationships with internal stakeholders, consultants, subcontractors and clients.
About You
You'll have experience managing the commercial delivery of construction or building services projects, ideally within modular, prefabrication or DfMA environments.
Requirements
- Previous experience as a Quantity Surveyor or Commercial Manager within construction or MEP.
- Strong understanding of cost management, procurement and contract administration.
- Experience managing variations, change control and commercial reporting.
- Knowledge of modular construction, offsite manufacturing or DfMA principles is highly desirable.
- Ability to interpret technical drawings, specifications and BIM models.
- Excellent negotiation and stakeholder management skills.
- Strong analytical and problem-solving abilities with excellent attention to detail.
- Confident communicating with multidisciplinary project teams.
- Degree or HNC/HND in Quantity Surveying, Commercial Management, Building Services or a related discipline.
- Experience using BIM review software such as Navisworks, Revizto or similar would be advantageous.
