How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

Hybrid Mortgage Advisor / Hybrid Mortgage Broker – Dundee & Montrose

    Location: Dundee & Montrose
Salary: Up to £30,000 Basic (including car allowance)
    OTE: £55,000+ Uncapped
    Job Type: Employed or Self-Employed

Cameron James Professional Recruitment is delighted to be working in partnership with one of Scotland's leading estate agency and financial services businesses to recruit an experienced Hybrid Mortgage Advisor / Hybrid Mortgage Broker covering Dundee, Montrose and the surrounding areas.

This is an exceptional opportunity for an ambitious Mortgage Advisor looking to join a highly successful business that offers genuine hybrid working, high-quality estate agency lead generation, outstanding earning potential and long-term career progression. If you are looking for a role where you can focus on advising clients rather than spending your time generating business, this opportunity provides the ideal platform to maximise both your earnings and your career.

Working alongside an established network of busy estate agency branches, you will become part of a business that has developed a strong financial services culture throughout its operation. Mortgage Advisors are fully integrated into the branch network, ensuring a continual flow of warm, qualified mortgage appointments generated directly by experienced estate agency professionals. This means you can spend more time helping clients secure the right mortgage and protection solutions while benefiting from a consistent pipeline of quality business.

This is a genuine hybrid opportunity, combining the benefits of working alongside successful estate agency teams with the flexibility of remote working. Initially, you will spend approximately three to four days each week within branches across Dundee and Montrose, attending morning meetings, developing relationships with branch managers and negotiators, and meeting clients face-to-face. The remainder of your week can be spent working from home, carrying out telephone and video appointments while managing your mortgage pipeline and progressing existing cases.

The property market across Dundee and Montrose continues to provide excellent opportunities for Mortgage Advisors. Advisers can expect to receive between five and eight qualified mortgage appointments each week, supported by strong property transaction levels, an existing client bank and regular remortgage opportunities. With more than 200 properties sold every month across the wider Dundee region and average property values of around £180,000, there is a steady flow of mortgage business available throughout the year. Average mortgage case sizes are approximately £1,500, while excellent protection opportunities allow advisers to significantly increase their overall earnings.

As a Hybrid Mortgage Advisor, you will provide whole-of-market mortgage and protection advice to first-time buyers, home movers, remortgage customers and property investors. You will guide clients through every stage of the mortgage journey, from initial enquiry through to completion, delivering exceptional customer service while maintaining the highest FCA compliance standards.

Alongside new mortgage business, you'll also work with an established client bank, creating opportunities for remortgages, product transfers and protection reviews. This provides an excellent source of repeat business and helps build long-term client relationships that continue to generate future income.

One of the major attractions of this role is the level of support available. You'll benefit from experienced branch managers, dedicated mortgage administrators and knowledgeable compliance teams who will help ensure every case progresses smoothly. This allows you to spend more time advising clients and writing business, rather than dealing with unnecessary administration.

For employed advisers, the package includes a basic salary of up to £30,000, including car allowance, together with uncapped commission, monthly bonuses, attractive commission splits, pension, Death-in-Service benefit and ongoing professional development. Successful advisers regularly achieve earnings of £55,000 or more, with uncapped commission providing significant additional earning potential for high performers.

For advisers looking for greater flexibility, a self-employed option is also available. This offers 70% commission on self-generated business and 45% commission on company-generated leads, together with full compliance support, dedicated mortgage administration and access to an established introducer network. This provides an excellent platform for experienced Mortgage Brokers looking to maximise their earnings while benefiting from the support and infrastructure of one of the UK's largest estate agency networks.

To be considered for this opportunity, applicants should hold CeMAP (or equivalent) together with Competent Adviser Status (CAS) and previous experience working as a Mortgage Advisor or Mortgage Broker. Experience within an estate agency environment would be advantageous, although advisers from other whole-of-market backgrounds will also be considered. Strong residential mortgage knowledge, protection experience, excellent communication skills and a customer-focused approach are all essential.

If you're looking for a Mortgage Advisor opportunity that offers hybrid working, high-quality estate agency leads, outstanding support and realistic earnings of £55,000+, this represents one of the strongest opportunities currently available across Dundee and Montrose. With excellent lead generation, national estate agency backing and genuine long-term career progression, this is an opportunity not to be missed.
