The Company
A friendly, client-focused, and growing privately owned main contractor across the South West is looking for an experienced Lead Site Manager to oversee a £2m cladding and retrofit project to private apartments in the heart of Plymouth. With an expanding project pipeline across the region, this is a great opportunity to join a business at an exciting stage of growth.
The Role
As Lead Site Manager, you will take full responsibility for the day-to-day running of the site, reporting to a visiting Contracts Manager. You'll oversee the project from start to finish over its 12-month duration, working largely autonomously on site while being supported by regular contracts manager visits. This is a logistically challenging city-centre scheme involving occupied private apartments, so strong client and public-facing skills are essential alongside technical site management ability.
Key responsibilities include:
* Managing all on-site operations from mobilisation through to practical completion
* Overseeing cladding and retrofit works to occupied residential apartments
* Managing site logistics in a constrained city-centre environment, including access, deliveries, and public interface
* Acting as the key point of contact for residents, clients, and stakeholders, handling queries and concerns professionally and proactively
* Coordinating subcontractors and trades to maintain programme and quality
* Ensuring compliance with health & safety, quality, and building regulations, including relevant cladding/fire safety standards
* Chairing site and progress meetings with the client and design team
* Reporting progress, issues, and programme updates to the visiting Contracts Manager
* Managing site records, RAMS, and progress reporting
About You
* Proven experience as a Site Manager or Lead Site Manager, ideally on cladding, retrofit, or refurbishment projects
* Experience working on occupied residential buildings, with strong public and client-facing skills
* Comfortable managing logistically challenging city-centre sites, working autonomously day-to-day
* Valid CSCS card and First Aid certification essential
* SMSTS essential; scaffold inspection qualification a plus
* Strong leadership, communication, and problem-solving skills
* Must live within an easy daily commute of Plymouth
* Full UK driving licence
