How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Rare opportunity for a Complex Works Contract Manager to join an organisation who genuinely care about it's people in Oxfordshire.

    Duties for the position of Complex Works Contract Manager in Oxfordshire include:

    * Manage the delivery of damp and mould, complex works and disrepair repairs.

    * Manage significant operational budgets, including financial forecasting, monitoring spend, and ensuring value for money across major projects.

    * Manage works and onsite activities ensuring compliance to all Health and Safety requirements including CDM 2015.

    * Ensure adherence to health and safety obligations.

    * Manage and coordinate property condition surveys and raise repairs following reports from residents and the wider client teams.

    * Collaborate with client surveyors and the maintenance team to implement preventive measures and post works inspections in line with legislation.

    * Robustly manage subcontractors and external suppliers, ensuring all work meets quality, cost, and time constraints.

    * Manage, motivate and monitor staff to ensure that there is an emphasis on the delivery of a customer driven quality service.

    * Contribute positively to efficient complaint handling.

    * Work with clients and customer service teams to resolve disrepair cases within Housing Ombudsman guidelines.

    * Be accountable for the timely and safe completion of work allocated to team members in line with policies and performance standards.

    * Work closely with wider teams including, but not limited to, sub-contractors, repair team, complaints team, legal team, and surveying teams to ensure adequate resource is in place to complete works as prescribed by legislation.

    * Have good up to date knowledge of Housing Ombudsman guidelines, legislation, HHSRS, and complaint handling, with a particular focus on damp and mould and disrepair.

    * Using housing and repairs management systems to coordinate and track repair activities, complaints, and surveys.

    * Establish regular reporting mechanisms to monitor compliance and performance, providing feedback to stakeholders.

    * Develop and keep a toolbox talk updated with best practice regarding damp and mould awareness and management.

    * Encourage tenant engagement in repair and complaint resolution processes.

    * Provide technical and specialist support and guidance for complex works.

    * Demonstrate and adhere to the clients values which are Commitment, aspiration, respect, engagement, and safety.

    To apply for the role of Complex Works Contracts Manager in Oxfordshire you should have some of the following skills and experience:

    * HNC in Building Construction & Built Environment or equivalent.

    * At least 5 years’ experience of working in building maintenance or construction environment.

    * Experience working in social housing.

    * In-depth knowledge of housing repairs and related legislation, including HHSRS, disrepair, and mutual exchanges.

    * Results focused and committed to high personal standards and a desire to achieve and develop both self and others.

    * Ability to work and keep calm under pressure. Proven experience in property inspection, health and safety, or related roles.

    * Excellent communication and documentation skills.

    * Ideally SMSTS trained with an awareness in Asbestos Management

    * Ability to work independently and as part of a team.

    * Strong organisational and time-management skills.

    * Valid driver’s license and willingness to travel to various property locations.
