How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Working closely with the Directors and Project Management team, you will take ownership of the commercial function across multiple live projects from inception through to final account.
    The Role
    As the Commercial Lead, you will be responsible for ensuring projects remain commercially successful while maintaining the exceptional standards expected on high-value, bespoke residential developments.
    Key Responsibilities:
    * Manage the commercial performance of multiple live construction projects.
    * Prepare and manage project cost plans, valuations, variations and final accounts.
    * Negotiate and procure subcontract packages.
    * Identify, price and agree project variations in a proactive manner.
    * Build and maintain strong relationships with clients, architects, subcontractors and suppliers.
    * Monitor project costs, labour expenditure and profitability.
    * Identify commercial risks and provide practical solutions.
    * Support the Directors with tender pricing and securing future projects.
    * Utilise digital construction management systems to manage commercial reporting and project costs.
    About You
    The successful candidate will have:
    * Proven experience as a Quantity Surveyor within the construction industry.
    * Strong knowledge of cost management, contract administration and variation management.
    * Excellent commercial awareness and negotiation skills.
    * Ability to interpret drawings and technical documentation.
    * A proactive, organised and solutions-focused approach.
    * Excellent communication skills with the confidence to engage professionally with clients and subcontractors.
    * Full UK Driving Licence.
    Desirable:
    * Experience working on luxury or high-end residential construction projects.
    * HNC, HND or Degree in Quantity Surveying or a related construction discipline.
    * RICS membership or working towards chartership.
    What's on Offer
    * Salary up to £62,000, depending on experience.
    * Genuine long-term career progression within a growing business.
    * Hybrid working across East Lothian and Edinburgh project locations.
    * 28 days annual leave (including bank holidays).
    * Company pension scheme.
    * Fuel expenses covered for business travel.
    * Company mobile phone.
    * Free on-site parking.
    If you're a commercially driven Quantity Surveyor looking to take ownership of premium residential projects within a growing and forward-thinking business, we'd love to hear from you.
