Purpose of the Role
The Contracts Manager plays a pivotal role in ensuring the successful delivery of all projects from concept to completion. Responsible for managing contracts, programmes, teams, compliance, finances, and client relationships, the Contracts Manager will act as the key link between the office, site, and senior management.
This role safeguards my clients reputation for quality, safety, and compliance, ensuring we remain a trusted fire remediation partner and uphold our mission of “Setting the Standard.”
Key Responsibilities
1. Project & Contract Management
Oversee projects from pre-construction through to final handover.
Review, negotiate, and administer contracts with clients, subcontractors, and suppliers.
Ensure compliance with contractual terms, programme milestones, and agreed budgets.
Manage variations, extensions of time, claims, and dispute resolution.
Support Gateway 2 & 3 submissions, FRAEW/PAS 9980 requirements, and compliance with the Building Safety Act.
2. Programme, Planning & Delivery
Develop and manage project programs (Asta Powerproject), trackers, and lookahead schedules.
Ensure projects are delivered on time, to specification, and within scope.
Mobilize projects effectively, ensuring early engagement with site teams and supply chain.
Coordinate labor, plant, and materials to meet programme demands.
3. Financial & Commercial Oversight
Work closely with the Commercial Manager to track project budgets, costs, and forecasts.
Control project expenditures, identify savings opportunities, and prevent overspend.
Provide accurate reporting on project financial performance and risks.
4. Leadership & Team Management
Lead and motivate project managers, site managers, supervisors, and operatives.
Provide mentorship and support to ensure professional development and team growth.
Drive accountability across teams to deliver consistently high performance.
Conduct regular team meetings, toolbox talks, and progress briefings.
5. Quality, Safety & Compliance
Ensure works meet Building Safety Act requirements, golden thread principles, and my clients accreditations (ISO 9001, SSIP, Constructionline Gold).
Maintain rigorous quality assurance and inspection testing plans (ITPs).
Enforce HSE compliance, risk assessments, RAMS, and incident reporting protocols.
Promote a “Safety First” culture across all projects.
6. Stakeholder & Client Engagement
Act as one of the primary client interfaces, building strong relationships with housing associations, Tier 1 contractors, consultants, and regulatory authorities.
Provide weekly progress reports, attend client meetings, and ensure transparent communication.
Maintain resident and community engagement in line with Considerate Constructors Scheme.
7. Continuous Improvement & Innovation
Identify and implement process improvements and efficiencies.
Champion new technologies (BIM, QA software, digital site reporting).
Promote sustainable and innovative construction practices.
Conduct post-project reviews to capture lessons learned.
Skills, Knowledge & Experience Required
* Experience: 5+ years in construction management, ideally in external façade or fire remediation projects.
* Technical: Strong knowledge of fire compliance (BSR, PAS 9980, FRAEW), façade systems, non-combustible cladding, decking, render, curtain walling, and balustrades.
* Commercial: Contract negotiation, cost control, variations, and claims management.
* Leadership: Proven ability to lead multi-disciplinary teams and manage subcontractors.
* Regulatory: Understanding of CDM Regulations, Building Safety Act, and Gateway processes.
* Software: Asta Powerproject, SharePoint, Excel, QA snagging tools, MS Office Suite.
