How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Senior Quantity Surveyor | £10m+ Cut & Carve Refurbishment | Central London

    Location: Central London

    The Opportunity

    Complex structural alterations require a specific type of commercial expert-someone who thrives on the challenges of bringing historic or existing London structures into the modern era.

    A growing, highly reputable main contractor is seeking a Senior Quantity Surveyor to take full commercial ownership of a flagship £10m+ cut and carve refurbishment scheme in Central London. Known for delivering high-spec, technically challenging commercial and residential refurbishments, this contractor balances the financial backing and pipeline of a tier-one builder with the agility and close-knit culture of a mid-tier specialist.

    The Company: With a record year of turnover and a secured pipeline stretching into the next three years, this contractor is expanding sustainably. They have built an enviable reputation for treating their supply chain fairly and retaining their staff through clear promotion pathways and a collaborative, non-adversarial working environment.

    The Project

    The successful candidate will lead a major structural refurbishment in Zone 1. The scheme involves intricate facade retention, significant structural steel interventions, deep basement excavations, and a high-end category A/B fit-out. This is a role for a Senior QS who enjoys the dynamic nature of variations and the problem-solving required when dealing with existing building fabric.

    Key Responsibilities

    Reporting directly to the Commercial Director, the Senior Quantity Surveyor will manage the commercial lifecycle of the project from procurement through to final account.

    Commercial Ownership: Take full financial control of the £10m+ scheme, driving profitability while maintaining high standards of delivery.

    Procurement Strategy: Lead the procurement of major packages (demolition, structural steel, piling, MEP), ensuring robust scopes of work and risk allocation.

    Change Management: Manage the complex variation account typical of cut and carve schemes, identifying, valuing, and negotiating instructions and extensions of time.

    Financial Reporting: Produce accurate and timely Monthly Cost Value Reconciliations (CVRs), cash flow forecasts, and liability statements.

    Subcontractor Management: Oversee subcontractor accounts, including interim valuations, payless notices, and final accounts, maintaining fair but firm relationships.

    Client Relations: Act as the primary commercial point of contact for the client's PQS, fostering a transparent and professional working relationship.

    The Ideal Candidate

    This role demands a resilient, commercially astute professional who understands the unique risks associated with heavy structural refurbishment in tight urban environments.

    The Experience: A proven track record as a Senior QS (or a Senior-ready QS) leading projects of £8m+ as the commercial lead for a UK-based main contractor.

    The Expertise: Direct, demonstrable experience managing cut and carve, structural alterations, or major refurbishment schemes in Central London.

    The Mindset: A proactive problem-solver who can anticipate structural and logistical risks before they impact the balance sheet.

    Qualifications: A degree in Quantity Surveying or Commercial Management (or equivalent industry experience). Professional membership (MRICS) is advantageous but not essential.
