How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

Property Manager / Senior Property Manager

Location: Nottingham Salary: Competitive, typically in the £30-35k range depending on experience Hours: Mon-Thurs 9:00-5:30, Fri 9:00-5:00 Environment: Office/Site Based

    ⭐ About the Company

You'll be joining a growing residential operator that manages a portfolio of modern, design‑led, energy‑efficient apartment buildings across regional England. The team is small, collaborative and hands‑on - managing everything in‑house to deliver a genuinely high‑quality rental experience.

Their developments are thoughtfully designed, well‑maintained and built around comfort, sustainability and great service. It's a place where residents feel looked after and where the team takes real pride in the buildings they manage.

You'll work closely with a FARLA‑qualified Head of Property Management and a supportive team who value professionalism, autonomy and doing things properly.

    ⭐ About the Role

As the Property Manager, you'll take ownership of the day‑to‑day running of a contemporary apartment building in Nottingham. It's a role that blends lettings experience, resident relationships, maintenance coordination and compliance management, all within a modern, well‑structured environment.

You'll be the friendly, reliable point of contact for residents, ensuring the building feels safe, welcoming and well‑looked‑after. You'll support the lettings process, carry out inspections, coordinate contractors and keep everything organised through the Re‑Leased system.

If you enjoy people, organisation and taking pride in a building, this is a role where you can genuinely make an impact.

    🛠️ Key Responsibilities

Resident communication - handling day‑to‑day enquiries and building strong relationships

Maintenance coordination - triaging issues and working with trusted contractors

System management - keeping Re‑Leased updated with works, documents and reminders

Lettings support - viewings, basic vetting, check‑ins and check‑outs

Inspections - handovers, interim inspections and move‑outs

Rent reviews - negotiating renewals and supporting tenancy management

Legislation guidance - ensuring standards are met across the portfolio

Compliance management - EPCs, EICRs, GSCs and habitability checks

Legal notices - issuing Section 21s and Section 8s when required

General support - assisting the team with ad‑hoc tasks

    🎓 What We're Looking For

Experience in residential lettings - ideally 2+ years

    Confidence managing multiple workstreams

    Understanding of lettings legislation

ARLA qualification preferred but not essential (or willingness to work towards it)

    Strong communication and relationship‑building skills

Organised and proactive approach to managing a building

This role suits people from lettings, PBSA or residential property management who want a modern, resident‑focused environment.

    🌟 What You'll Get

    ARLA qualification funded

    25 days holiday

    Monthly team lunches

    Supportive, experienced leadership

A modern building you can be proud to manage

Clear progression as the portfolio grows
