How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

Senior Building Surveyor - Bulk Surveying & Damp & Mould Lead (Social Housing)
    Manchester

    £40,000 - £50,000 plus full benefits package

A highly regarded, fast-growing consultancy working across the social housing and public sector is seeking an experienced Senior Building Surveyor to play a key leadership role within its expanding surveying division.
The organisation specialises in safer, more sustainable homes through expert retrofit and surveying, supporting housing providers with compliance, asset improvement, and long-term property performance. With a strong focus on damp and mould, housing condition assessment, and large-scale surveying programmes, this is an opportunity to join a people-focused, forward-thinking team during an exciting period of strategic growth.

    The Role

You will take responsibility for leading and motivating surveying teams delivering bulk housing surveys, ensuring programmes are delivered efficiently, consistently, and to a high technical standard.
A key focus will be on damp and mould investigations, housing condition surveys, and quality assurance of fieldwork outputs, alongside the planning and coordination of survey resources across multiple programmes.
You will act as a central figure in ensuring surveying activity is well organised, well executed, and continuously improving.

    Key Responsibilities

    Team Leadership & Coordination

    • Lead, motivate and support teams of building surveyors delivering bulk surveying programmes
    • Foster a positive, collaborative and high-performance team culture
    • Coordinate day-to-day surveying activity across multiple projects and regions
    • Provide practical guidance and technical support to surveyors in the field

    Programme Delivery & Planning

    • Plan and organise bulk surveying programmes in line with client requirements
    • Manage resource allocation and workforce planning to ensure efficient delivery
    • Monitor progress, output and productivity across active survey programmes
    • Ensure timely completion of surveys and reporting outputs

    Technical Oversight & Quality Assurance

    • Oversee quality of building surveys, with a strong focus on consistency and accuracy
    • Audit survey outputs and drive improvements in reporting standards
    • Provide oversight of damp, mould and building pathology assessments
    • Ensure survey work aligns with client standards and compliance expectations

    Stakeholder Engagement

    • Build strong relationships with internal teams and external clients
    • Act as a key point of contact for programme delivery discussions
    • Communicate clearly and confidently with housing providers and stakeholders
    • Support resolution of technical and delivery-related issues

    About You
You will be a highly experienced surveying professional with strong practical knowledge of housing condition surveying and a natural ability to lead people and coordinate delivery.

    Essential Experience

    • Strong background in building surveying within social housing or residential sectors
    • Proven experience delivering or managing bulk surveying programmes
    • Excellent understanding of damp, mould, condensation and housing defects
    • Experience in housing condition surveys and/or disrepair-related work
    • Demonstrable ability to lead, coordinate and motivate teams

    Core Skills

    • Strong organisational and programme coordination capability
    • High standards of quality assurance and attention to detail
    • Confident communicator with strong interpersonal skills
    • Ability to work in a structured, fast-paced delivery environment
    • Practical, hands-on approach to problem solving

    Qualifications & Training (Flexible Approach)

Formal chartership is not essential. What matters most is experience and capability.

    However, relevant background may include:
    • Building surveying or construction-related qualification (degree or equivalent experience)
    • Damp, mould or building pathology training (e.g. PCA-related courses)
    • Knowledge of HHSRS and housing standards
    • CPD in housing disrepair, ventilation, condensation or remedial diagnostics
    ________________________________________

    Why Join?
This is a chance to join a consultancy that is:

    • Growing rapidly within the social housing and public sector space
    • Focused on safer, healthier, more sustainable homes
    • Strongly committed to people, development and teamwork
    • Known for a supportive, collaborative and forward-thinking culture

You will be part of a business that values:

    • Real-world experience over hierarchy
    • Leadership and collaboration over titles
    • Quality, care and impact over volume alone

Training and development are a core part of the culture, with genuine opportunities to grow alongside a highly capable and ambitious team.

    Summary

This is a senior, hands-on leadership role for an experienced surveying professional who thrives on:
    • Leading people
    • Organising complex surveying programmes
    • Driving quality in damp, mould and housing condition work
    • Working collaboratively in a busy, structured environment
    • Making a tangible difference to the quality of people's homes
If you are ready to step into a role where leadership, coordination and impact matter more than formal titles, this is an outstanding opportunity.
