How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Pre-Construction Manager
    Growing Design & Build Fit Out Contractor
    £85,000 - £100,000 Package
    Central London | Hybrid Working (2-3 Days WFH)
     
    The Company
     
    Our client is a highly regarded Design & Build fit out and refurbishment contractor delivering commercial workplace projects across Central London.
     
    With a turnover of approximately £10m and ambitious growth plans, they have established an excellent reputation for delivering high quality Cat A and Cat B fit out projects for a diverse client base including landlords, occupiers, SMEs, professional services firms and corporate organisations.
     
    The business combines the agility and culture of a smaller contractor with the professionalism and expertise typically associated with much larger organisations. As a result of continued project wins and planned expansion, they are looking to strengthen their pre-construction team with the appointment of a Pre-Construction Manager / Quantity Surveyor.
     
    The Opportunity
     
    This is a commercially focused pre-construction position, working closely with the Directors, Design Team and Supply Chain to secure and successfully launch projects.
     
    Unlike a traditional Quantity Surveying role, your involvement will primarily focus on the front end of projects, managing costs, procurement and commercial strategy through the design and pre-construction phases before handing projects over to the delivery team.
     
    This role offers significant exposure to the wider business, genuine influence over project success and the opportunity to grow alongside an expanding contractor where progression is based on ability rather than hierarchy.
     
    Key Responsibilities
     
    - Preparing detailed cost plans, budgets and estimates for commercial fit out and refurbishment projects.
    - Working closely with clients, consultants and designers throughout the pre-construction process.
    - Procuring and managing supply chain pricing to ensure commercially competitive submissions.
    - Reviewing drawings, specifications and client requirements to identify opportunities, risks and value engineering options.
    - Attending client meetings and supporting presentations throughout the bid and negotiation process.
    - Producing and managing tender documentation and procurement schedules.
    - Coordinating subcontractor enquiries and assessing tender returns.
    - Developing project budgets through design development stages.
    - Managing RFIs and ensuring commercial information is accurately tracked.
    - Supporting seamless handovers to the delivery and project management teams.
    - Building and maintaining strong relationships with subcontractors, consultants and clients.
    - Ensuring compliance with relevant legislation, building regulations and company procedures.
    Requirements
    - Previous experience within a Pre-Construction, Estimating or Quantity Surveying role.
    - Experience delivering commercial fit out and refurbishment projects.
    - Strong understanding of Design & Build procurement and project delivery.
    - Ability to manage multiple projects simultaneously in a fast-paced environment.
    - Excellent communication and stakeholder management skills.
    - Commercially minded with strong negotiation and analytical abilities.
    - Experience working for a fit out, refurbishment or Design & Build contractor.
