How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Lettings Negotiator / Senior Lettings Negotiator

    Established Independent Estate Agency

    Location: Abingdon and Didcot, Oxfordshire

    Salary: £35,000 per annum

    Hours: Full-time, 39.5 hours per week

    Working pattern: Monday to Thursday, 9:00am – 6:00pm; Friday, 9:00am – 5:30pm. Very occasional Saturday morning may be required, with time off in lieu.

    Benefits: 25 days’ holiday plus bank holidays, private healthcare, 5% employer pension contribution

    The Opportunity

    Our client is looking to appoint an experienced Lettings Negotiator or Senior Lettings Negotiator to support the continued growth of its lettings business across Abingdon and Didcot.

    This is a varied role combining lettings, tenancy progression, customer service and property management support. During the first year, the successful candidate will also be involved in property management responsibilities while the current Property Manager is on maternity leave.

    Longer term, there is a genuine opportunity to help grow the Didcot area. After the first year, once the Property Manager has returned, the role will be reviewed with the potential for progression into a Lettings Manager position for Didcot.

    This would suit someone who enjoys a broad, hands-on lettings role, is comfortable managing multiple priorities, and is motivated by the opportunity to contribute to growth rather than stepping into a narrow, fixed-position role.


    Key Responsibilities

    The successful candidate will support the Head of Lettings across all aspects of the lettings process, including:

    • Registering new applicants, understanding their requirements and matching them to suitable properties
    • Arranging and accompanying viewings with prospective tenants
    • Providing prompt and professional feedback to landlords
    • Handling enquiries in person, by phone and by email
    • Supporting tenancy applications, referencing, tenancy agreements and move-in documentation
    • Ensuring deposits are registered correctly and relevant documentation is served
    • Organising inventories, check-ins and check-outs
    • Assisting with routine property visits, reports and follow-up actions
    • Liaising with landlords, tenants and contractors regarding maintenance matters
    • Booking work orders, obtaining quotes and following through to completion
    • Supporting safety checks, compliance requirements and associated administration
    • Keeping property records and CRM systems up to date
    • Supporting audits and compliance activity within the department
    • Identifying opportunities to improve service levels, processes and efficiencies
    • Helping to grow the Didcot lettings area and build strong local relationships


    About You

    You will ideally have experience in residential lettings, estate agency or property management, and be confident dealing with landlords, tenants and applicants in a busy agency environment.

    Our client is open to considering either a Lettings Negotiator or Senior Lettings Negotiator, provided you have the right attitude, customer focus and willingness to get involved across the full lettings lifecycle.


    You will be:

    • Experienced in lettings, estate agency or property management
    • Confident speaking with landlords, tenants and applicants
    • Highly organised, proactive and able to manage a busy workload
    • Calm and professional when dealing with challenging situations
    • Strong on administration, attention to detail and follow-through
    • Comfortable using CRM systems and Microsoft Office
    • A clear and professional communicator, both verbally and in writing
    • Team-focused, flexible and willing to support across the department
    • Commercially minded, with an interest in helping grow the Didcot area
    • Keen to develop your career within a respected independent agency

    A full, clean driving licence is essential.
