How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

Keepmoat Homes is a fast growing top 10 UK housebuilder. We design and build quality homes and create places where people want to live.

Our investment and participation helps transform communities and improves the lives of local people. We have a national presence combined with local knowledge and expertise in all aspects of housing – from finance, design and planning, to developing and building. Our comprehensive skills and capabilities give us a wider perspective across the whole housing lifecycle and we create lower risk ways of building homes people need.

For more than 90 years our work has been absolutely visible to local communities so being part of the community is in our DNA. We hire local suppliers and tradespeople and work with local communities to make sure that our plans meet their needs.

We are seeking a driven and commercially astute Head of Land & Partnerships/Senior Land and Partnerships Manger to act as the Land Director’s number two and identified successor. This is a high‑profile leadership role for an ambitious land professional with a strong appetite for growth and the capability to help lead the next phase of regional expansion.

Working closely with the Land Director, you will help deliver the regional business plan and land acquisition strategy, proactively sourcing, progressing and securing land and partnership opportunities. You will play a pivotal role in guiding the land team while collaborating daily with wider pre‑development functions, particularly technical, making strong cross‑departmental leadership essential.

    Key Responsibilities

    • Proactively identify, assess, pursue and progress land and partnership opportunities in line with regional growth objectives
    • Support and deputise for the Land Director on strategy delivery, land values and negotiations
    • Lead bid submissions and take ownership of legal agreement negotiations on key schemes
    • Drive community engagement and investment activity on projects
    • Build and maintain strong relationships with partner organisations and internal stakeholders to unlock opportunities and advance schemes
    • Oversee Cap Ex preparation and internal approvals, providing regular reports and updates on existing and future land holdings

    Leadership & People Management

    • Lead, motivate and develop a high‑performing land and partnerships team
    • Recruit and retain top talent, building a strong succession pipeline to support long‑term growth
    • Deliver bi‑annual performance reviews, talent mapping and succession planning
    • Actively coach team members and manage performance, conduct and absence issues in a supportive and effective manner

    About You

    • An experienced land professional ready to step into a senior / head‑of role with clear progression
    • Commercially minded, proactive and resilient, with strong negotiation skills
    • A collaborative leader with proven experience working across technical, commercial and pre‑development teams
    • Passionate about growth, people development and creating long‑term value

    Skills, knowledge & experience

We are looking for a Head of Land and Partnerships/Senior Land and Partnerships Manager with proven industry experience in planning and land acquisition, who embodies our Keepmoat values; a creative and resilient individual with experience developing strategies using their initiative and negotiating skills. They will be collaborative; skilled in relationship building and stakeholder engagement with experience in developing strategies and in influencing senior decision makers and with strong negotiating and influencing skills. They will take a straightforward approach and be able to manage effectively across functional teams. They will be passionate about Land and Partnerships, with a real customer and team focus; motivated and enthusiastic about the land function.
