How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

Hyperion Partners is delighted to be recruiting for an ambitious and proactive Lettings Negotiator to join a premier independent property agency based in the heart of Edinburgh.

Our client is a well-established name in the Scottish property market, known for their premium portfolio and commitment to exceptional service. This is a fantastic opportunity for a driven individual to manage a fast-paced desk while delivering a bespoke experience to landlords and tenants alike.

    The Role

As a Lettings Negotiator, you will be the face of the brand, responsible for the end-to-end leasing process. You will need a keen eye for detail, a passion for the Edinburgh property market, and the ability to thrive in a high-energy environment.

    Key Responsibilities:

    *

Lead Management: Responding promptly to enquiries and qualifying prospective tenants.

    *

Viewings: Conducting professional property viewings across Edinburgh, showcasing the unique features of each home.

    *

Negotiation: Managing offers between landlords and tenants to secure the best possible outcomes.

    *

Compliance: Ensuring all let-linked documentation, including references and safety certificates, meets current Scottish legislative standards.

    *

Business Development: Identifying opportunities to grow the portfolio through networking and local market expertise.

    About You

The ideal candidate will be a "people person" with a sharp professional edge. You should be comfortable navigating the nuances of the Edinburgh rental market and possess the following:

    *

Experience: Previous experience in residential lettings or a high-end sales environment is preferred.

    *

Local Knowledge: A strong understanding of Edinburgh’s geography and rental trends.

    *

Communication: Exceptional verbal and written communication skills with a polished, professional manner.

    *

Qualifications: Possession of (or willingness to work towards) the Propertymark Level 6 (SCQF) in Residential Letting & Property Management is highly desirable.

    *

Requirements: A valid UK driving licence is essential for this role
