We are recruiting for a Service Delivery Supervisor (Voids) to support the delivery of void property works within a social housing repairs and maintenance setting. This role sits within the Voids Service under Housing / Assets and will focus on the end-to-end operational delivery of void properties from technical handover through to completion and re-let readiness.
This role will provide experience working on minor and major void programmes, managing contractor delivery, ensuring compliance, and driving performance against strict turnaround targets.

Day rate: £230 per day
Contract: Interim 6 weeks (highly likely to be extended)
Key Responsibilities
- Take full operational ownership of void properties from technical handover through to practical completion and re-let readiness
- Raise and issue works instructions to the principal contractor following technical review of handover packs
- Manage and monitor contractor performance to ensure works progress in line with programme requirements
- Ensure full compliance with Health & Safety legislation, CDM requirements, and safe systems of work
- Carry out inspections to ensure properties meet the required lettable and quality standards
- Manage and track void turnaround performance, including minor (28 days) and major (100 days) void targets
- Maintain accurate and real-time records using void tracking systems and SharePoint
- Challenge variations and support effective cost control and value for money
- Ensure full completion evidence, certification, and handover documentation is in place
- Maintain clear communication with internal teams, contractors, and stakeholders throughout the delivery process
- Contribute to continuous improvement within the voids service
Skills and Experience
- Experience in social housing voids, repairs, or property maintenance delivery
- Experience managing contractors and overseeing operational works delivery
- Strong understanding of Health & Safety requirements within construction or housing environments
- Knowledge of housing standards and lettable property requirements
- Understanding of NHF SOR (or similar cost/repairs frameworks)
- Ability to manage multiple priorities and deliver to strict deadlines
- Strong communication skills with the ability to coordinate stakeholders effectively
- Good IT skills, including use of tracking systems and reporting tools
- Commercial awareness and ability to support cost control and variation management
This is a delivery-focused role responsible for ensuring void properties are completed, compliant, and ready for occupation, with accountability for turnaround performance, quality assurance, and operational outcomes.
