How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Project Director

    Location: North West

    Salary: £100,000-£130,000 + Car / Allowance + Package

    We're supporting a growing contractor and housebuilder with an established development arm, known for delivering high‑quality residential and mixed‑tenure schemes across the region. The business has successfully delivered several hundred homes in recent years and is now entering a new phase of growth under new ownership and the guidance of two highly respected senior leaders with extensive experience delivering large‑scale residential projects across the UK.

    With existing schemes underway and a strong pipeline of future developments - including medium‑ to large‑scale mixed‑use projects - the business is strengthening its senior delivery team. This is a key appointment and a rare opportunity to join early, take ownership of major projects and help shape the delivery culture of a business with serious momentum.

    Key Responsibilities:

    Lead the successful delivery of major residential and mixed‑tenure schemes, ensuring works are completed safely, on programme and to the highest quality standards
    Provide day‑to‑day leadership to site teams, ensuring clarity, accountability and strong operational discipline
    Oversee all aspects of project delivery including programme management, logistics, sequencing, buildability and technical coordination
    Work closely with Commercial, Technical and Pre‑Construction teams to ensure alignment on cost, design, risk and delivery strategy
    Manage relationships with subcontractors, consultants, local authorities and client‑side stakeholders
    Ensure rigorous health and safety standards across all operations, embedding a culture of safe working practices
    Lead early‑stage planning, design reviews and pre‑construction activity to ensure efficiency, buildability and commercial viability
    Identify and mitigate project risks, ensuring proactive problem‑solving and strong decision‑making
    Drive continuous improvement across delivery, quality and customer experience
    Represent the project at senior leadership level, providing clear reporting on progress, risk, programme and performance

    What We're Looking For:

    Proven experience as a Project Director or Senior Project Lead delivering multi‑phase residential or mixed‑tenure schemes
    Strong background in housebuilding, contracting or mixed‑use development
    Experience managing complex sites, multi‑block schemes or large‑scale residential projects
    Excellent understanding of buildability, sequencing, logistics and technical coordination
    Strong leadership skills with the ability to motivate, guide and develop site teams
    Deep knowledge of health and safety, CDM regulations and quality standards
    Ability to work collaboratively with Commercial, Technical and Pre‑Con teams
    A proactive, solutions‑focused mindset with strong decision‑making capability
    Someone who thrives in a growing, evolving environment and is motivated by helping shape delivery standards and culture
    Experience delivering medium‑ to large‑scale mixed‑use schemes is beneficial but not essential
