How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Asset Manager – Out-of-Town Retail Parks Portfolio

    A privately owned international real estate investor is seeking a commercially astute and proactive Asset Manager to take ownership of a portfolio of out-of-town retail parks, retail warehousing and trade counters. This is a high-impact role within a lean, entrepreneurial environment, offering genuine autonomy and the opportunity to drive both income and capital growth across the portfolio.

    The Role

    You will be responsible for the administrative, financial, strategic and day-to-day asset management of a portfolio of retail park assets, with a clear mandate to maximize return, optimise performance, extract and enhance value, and deliver a best-in-class occupier experience.

    Key responsibilities include:

    Developing and executing asset-level business plans to maximise income and long-term value

    Leading leasing strategy, including rent reviews, lease renewals, regears, and new lettings. Monitor all leasing activity to ensure maximum occupancy and income, review and advise on tenant mix options and possible space changes where applicable.

    Prepare financial analysis to support lease recommendations. Proactively managing tenant relationships, ensuring strong engagement and retention

    Identifying and delivering value-add initiatives, including refurbishments, repositioning, disposal of assets, acquisitions, upgrades, renovations, and development opportunities to achieve its maximum potential.

    Monitoring asset performance, including income, costs, occupancy, and capital expenditure

    Collaborating closely with agents, surveyors, solicitors, contractors, and property managers to ensure effective execution. Ensure that the service providers deliver the best possible service and that they meet the required performance standards.

    Take full accountability for the property budgets, overseeing service charge budgets, rent collection, arrears management, and reconciliations in conjunction with the accounts team.

    To ensure monthly performance of the portfolio exceeds budget and relevant industry benchmarks by steering monthly management meetings with Property Management and assessing and tracking success based on key performance indicators including financial, vacancies, arrears and legal issues.

    To create and improve the usage of business intelligence and reporting to support strategic decision making across the division.

    Ensuring full compliance with legal, health & safety, and insurance requirements

    Conducting regular site inspections to maintain asset quality and operational standards ensuring that items identified are actioned accordingly.

    Supporting acquisitions and disposals, including underwriting, due diligence, and post-acquisition integration.

    Interpret and report on specific ratios and benchmarks such as turnover densities where available.

    Utilities Management/Optimization and ensuring correct building service charges.

    Drive Building projects.

    Candidate Profile

    MRICS qualified (RICS accreditation is essential)

    Minimum of 5 - 7 year’s experience in commercial property asset management, ideally with a focus on out-of-town retail parks and retail warehouse assets

    Proven track record of driving asset performance through active leasing, repositioning, and asset management initiatives

    Experience in Valuations and Property Development will be advantageous.

    Strong commercial and financial acumen, with the ability to analyse and enhance asset performance

    Strong analytical and organizational skills with a creative entrepreneurial mind set.

    Excellent negotiation skills and experience managing lease events and tenant matters

    Proven ability to negotiate and conclude transactions or contracts with high profile stakeholders.

    Highly organised, detail-oriented, and capable of managing multiple assets and priorities

    Strong management skills, with the ability to build effective relationships with tenants, agents, and external advisors

    Strategic and proactive approach to problem solving.

    Ability to work independently and proactively.

    Proficient in Microsoft Excel (Advanced), Word, and Outlook.

    Full UK driving licence
