The Role
To provide strategic leadership and full commercial, operational, and client-relationship ownership of the contract. The Contract Manager is accountable for contract performance, budget delivery, compliance, resource planning, client satisfaction and the achievement of all KPI and SLA commitments.
This role sets the operational strategy for the service, ensures the team delivers day-to-day performance, and drives continuous improvement, innovation, and service transformation across the contract.
Quality and Audit
Ensure and monitor robust adherence to RAMS, training requirements, accreditations, and quality assurance processes.
Sign off service-critical documentation including risk registers, improvement plans, method changes and technical guidance.
Ensure the relevant team member maintains accurate records, system utilisation, and reporting processes.
Operational Delivery Support
Provide leadership to ensure the contract operates efficiently, safely, and in line with contractual terms.
Define and communicate operational strategy, workstream priorities, and performance targets for the team.
Oversee integration of new technologies, process improvements, and transformation activities to enhance service delivery.
Lead strategic planning for resource levels, recruitment, supply chain arrangements, subcontractor strategy, and long-term service capability.
Maintain full accountability for meeting or exceeding contract KPIs by ensuring consistent usage of the digital reporting platforms
Review daily/weekly WIP, backlog, jeopardy, no access, follow-ons, voids performance, and urgent works.
Lead monthly/quarterly contract meetings, presenting performance, financial updates, risk positions, and improvement plans
Commercial Performance
Overall responsibility of the contract P&L, ensuring profitability, financial accuracy, and control of commercial risk.
Drive commercial awareness across operational teams, ensuring correct SOR usage, variation control, and value-for-money procurement.
Work closely with the Commercial and Finance teams to forecast revenue, manage cost lines, track material budgets, and ensure accurate valuations.
Lead subcontractor strategy including onboarding, performance management, audit checks and commercial governance.
About You
You’re a results-focused leader with strong contract or operations management experience, and the ability to balance commercial performance with excellent service delivery. You have a solid technical understanding of repairs and maintenance and the confidence to build trusted relationships with clients, residents and your teams.
Proven ability to manage contracts with complex KPI frameworks.
Commercial acumen
Strong understanding of building maintenance, repair methodologies, and relevant trade practices.
Formal qualification or recognised training within the property repairs and maintenance sector.
Demonstrable knowledge of Health & Safety legislation, compliance requirements, and safe working practices.
Experience managing multi-disciplinary teams across different workstreams
Knowledge and Experience of using NHF SOR codes and other pricing models
Demonstrable experience building strong, senior-level client relationships.
