How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Joining a reputable housing provided in Cornwall who provide quality homes and create new communities across the region

    As development who will be involved in projects from site acquisition through to final delivery and sales. Proven ability and knowledge in the UK and local planning process and be able to demonstrate a proven history of achieving planning approvals for residential schemes. Sound understanding of legal aspects related to land transactions, including agreements, contracts, and planning obligations, is essential.

    The role of Development Manager:

    As Development Manager, you will oversee projects from initial land transition through to securing planning approval, ensuring each scheme is practical, financially sound, and aligned with wider business objectives. You’ll work closely with external specialists, liaise with planning authorities, guide design direction, and maintain a focus on delivering well-considered developments.

    Duties:

    Driving forward development strategy, feasibility, design coordination, and planning activity
    Overseeing consultant teams to prepare and submit robust planning applications
    Establishing and maintaining productive relationships with landowners, planning officers, key stakeholders, and local communities
    Anticipating challenges and implementing solutions to keep projects progressing smoothly
    Monitoring budgets, timelines, and key milestones throughout the pre-construction phase

    What’s needed to apply for the development manager role:

    Well versed in the planning system
    Proven background in achieving planning approvals for residential schemes
    Strong Commercial Awareness
    Work collaboratively within a team environment
    Full project life cycle experience  
    Excellent interpersonal skills
    Problem solving ability and a can-do approach!

    This is a fixed term contract role until June 2027, a competitive salary  plus package and excellent benefits is on offer!

    Please note this is a Cornwall based role where you will be expected to be in the office regularly during the week however flexibility with hybrid working is available
