    Company Overview:

    A medium-sized construction business seeks a Freelance Site Manager to oversee a new build student accommodation project currently at first fix stage. The successful candidate will take full responsibility for running and completing the project to the highest standards.

    Job Description:

    The Site Manager leads the day-to-day management of the construction site, ensuring the project progresses safely, on time, and within budget. This role demands close coordination with subcontractors, suppliers, and other stakeholders to maintain quality standards and compliance with health and safety regulations. The Site Manager reports regularly on progress and issues, providing clear communication to the company’s management team.

    Key Duties and Responsibilities:

    Manage all on-site activities to ensure compliance with project specifications and timelines.
    Oversee the delivery and quality of works through regular site inspections and monitoring of subcontractor performance.
    Implement and enforce rigorous health and safety policies and procedures, ensuring a safe working environment at all times.
    Coordinate procurement and delivery of materials, confirming availability aligns with project schedules.
    Liaise with design teams, subcontractors, and suppliers to resolve technical issues and support smooth project progression.
    Prepare and submit daily and weekly progress reports, highlighting any risks or delays and proposing mitigation strategies.
    Ensure all site documentation is maintained, including site diaries, risk assessments, method statements, and quality control records.
    Manage site resources effectively to optimise productivity and minimise downtime.
    Supervise the handover process and ensure the site is left in a safe and tidy condition upon completion.

    Required Qualifications, Education, and Experience:

    Site Management Safety Training Scheme (SMSTS) certificate.
    Valid Construction Skills Certification Scheme (CSCS) card.
    Current First Aid qualification.
    Full, clean driving licence.
    Proven experience managing medium to large-scale construction sites, specifically in student accommodation and residential projects.
    Strong knowledge of site management, health and safety legislation, and construction best practises.

    Knowledge and Skills:

    Excellent organisational and leadership skills with the ability to manage multiple priorities.
    Strong communication skills, both written and verbal, to liaise effectively with all site personnel and stakeholders.
    Competent in interpreting technical drawings, specifications, and contract documentation.
    Proactive problem-solving approach and ability to work under pressure to meet deadlines.
    Familiarity with student accommodation construction processes and residential building regulations.
    Competent in using site management software and digital reporting tools is advantageous.

    Working Conditions:

    Full-time, onsite role based in Nottinghamshire, with standard working hours aligned to construction site operations.
    Work involves exposure to typical construction site environments including inclement weather and physical activity.
    Must comply with all site safety requirements, wear appropriate personal protective equipment, and foster a safety-first culture.
    The role requires flexibility to respond to site demands and occasional extended hours to meet project deadlines.
