How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Quantity Surveyor – Freelance / Contract
    Rate: £350–£450 per day (CIS or Ltd Co.)
    Location: Poole, Dorset
    Project: £35m Commercial-to-Residential Conversion
    Contract Length: c. 3 years
    Start Date: March 2026
    Working Pattern: Full-time, site-based (Mon–Fri)
    Reporting To: Senior Project Quantity Surveyor (visiting fortnightly)

    The Opportunity Joshua Robert Recruitment is supporting a major £35 million commercial-to-residential redevelopment in Poole, commencing March 2026. This flagship, multi-phase scheme requires a strong, self-sufficient Quantity Surveyor to act as the daily commercial lead on site, working closely with a Senior Project QS who will attend fortnightly.

    This is an excellent opportunity for an experienced freelance QS seeking long-term contract stability on a complex, high-profile project.

    The Role As the on-site commercial representative, you will take ownership of day-to-day quantity surveying functions, ensuring tight cost control, accurate reporting, and seamless communication with the wider project and client team.

    Key Responsibilities:

    Serve as the primary on-site commercial contact, providing regular updates and reports to the Senior QS.
    Prepare cost reports, weekly commercial summaries, and variation logs.
    Undertake on-site measurement, valuations, and verification of subcontractor progress.
    Manage subcontract packages, variations, and cost reconciliation.
    Monitor and track materials on site.
    Support robust change management—capturing, evidencing, and submitting all variations.
    Identify and report risks and opportunities to senior commercial leadership.
    Maintain accurate commercial records, collaborating closely with project and site management.
    Contribute to final account preparation and close-out documentation.
    Ensure all commercial activity aligns with budget, programme, and client expectations. About You You will be confident working autonomously, commercially astute, and capable of representing the project team professionally on a day-to-day basis.

    Requirements:

    5+ years’ QS experience within construction.
    Proven track record on commercial or residential schemes of £10m+ (ideally £25m+).
    Strong procurement, measurement, and cost-control skills.
    Solid understanding of D&B JCT contracts.
    RICS accredited or equivalent.
    Comfortable working independently and reporting remotely.
    Strong organisation, accuracy, and problem-solving ability.
    Excellent stakeholder management and communication.
