How our sorting works

The order in which job vacancies are displayed is determined by a composite score based on the following factors:

  • Keyword Relevance: How well your search terms match the vacancy details. We prioritize matches found in the job title, followed by job requirements, location names, and educational levels. Matches within general employer information or the organization's name carry a lower weight.
  • Commercial Prioritization (Premium Jobs): Vacancies paid for by employers ('Premium' or 'Sponsored') receive a ranking boost and will appear higher in the search results.
  • Recency (Date Relevance): Newer vacancies are prioritized. The relevance score of a vacancy is reduced by half once the posting is older than 30 days.
  • Proximity (Distance Relevance): Vacancies located closer to your search location are ranked higher. For vacancies located more than 30 km from the search center, the relevance score is halved.
The final ranking is established by multiplying all these individual factors to calculate the total relevance score.

    Job description

    Commercial Manager - Birmingham

    Role: Commercial Manager

    Company: Major Residential Developer

    Location: Birmingham

Salary: £90,000 – £100,000 + Benefits (may pay more for exceptional candidates)

    The Opportunity

This is a rare chance to join one of the UK's most respected and ambitious residential developers at the ground floor of a flagship new division, purpose-built to transform Birmingham and the West Midlands. If you're a commercially sharp, driven professional looking for a role with genuine career-defining potential, this is worth your full attention.

This isn't just another Commercial Manager position. You'll be stepping into a high-profile role supporting two major projects in Birmingham, with the scale, complexity and visibility to fast-track your career progression within a business that genuinely invests in its people.

    The Role

As Commercial Lead, you'll sit at the heart of the project, influencing key decisions from early-stage appraisals through to delivery. Your responsibilities will include:

    *

Leading the determination of Cost Plans in collaboration with senior peers

    *

Preparing and coordinating phased Commencement Appraisals and Purchase Appraisal inputs

    *

Working closely with architects and consultants to drive continuous value engineering

    *

Managing external PQS appointments, ensuring costs align with design intent and market positioning

    *

Establishing subcontractor relationships early to maximise value engineering opportunities

    *

Building and leading a surveying support team

    *

Developing robust scope definitions and maintaining cost reporting systems

    *

Monitoring cost movements and keeping budgets on track throughout the project lifecycle

    What We're Looking For

Not yet a Commercial Manager? If you're a Senior Quantity Surveyor or Managing Quantity Surveyor who's been waiting for the right opportunity to step up, this could be for you— my client is actively open to considering high-calibre candidates ready to make that leap.

We're particularly keen to hear from candidates with a strong main contracting background — people who understand how buildings are actually built, who've managed commercial risk at pace and who bring a contractor's rigour and pragmatism to a developer environment. This is exactly the kind of experience that thrives here and the kind of background that has seen others progress quickly within the business.

    Beyond that, we're looking for:

    *

Significant experience within a main contractor, ideally with exposure to large-scale residential or mixed-use schemes

    *

Experience working on high rise residential projects is highly desirable — candidates who have navigated the commercial complexities of tall buildings will hit the ground running

    *

Degree or MSc in Quantity Surveying or a related discipline

    *

    Professional qualification (MRICS or equivalent)

    *

Strong commercial and technical understanding of construction

    *

Knowledge of current building regulations and design efficiencies

    *

Experience in brownfield regeneration is highly desirable

    Why This Role Stands Out

The division is growing — and growing fast. As one of the earliest senior commercial hires, you'll have the opportunity to shape not just projects, but the culture, processes and team around you. As the pipeline expands, so does your platform. Progression to senior leadership is a realistic and supported ambition here, not just a line in a job ad.

You'll be joining a business with an outstanding reputation for quality, placemaking and long-term thinking — one that attracts talented people and holds onto them.

The package reflects the seniority of the role:

    *

    £85,000 – £100,000 base salary

    *

    10% bonus

    *

    Private Medical Insurance

    *

    Private pension plan

    *

    Group life assurance

    *

25 days annual leave, rising to 33 days with service

    Interested?

If you're ready to take on a role that matches your ambition and puts you at the centre of one of Birmingham's most exciting development programmes, we'd love to hear from you
