    Job description

Our client, a leading national developer, is expanding their operations with the launch of a brand-new regional office in Bristol. This exciting move marks the beginning of their site activities across the region, kicking off with a flagship 400+ unit residential development scheduled to start in Q2. We're seeking a talented Senior Quantity Surveyor to join this dynamic team and play a pivotal role in delivering high-quality projects from the ground up. If you have a strong background in the residential sector—or a blend of contracting and residential experience—this is your chance to contribute to innovative developments in a supportive, growth-oriented environment.

    Key Responsibilities

Manage cost control, budgeting, and financial forecasting for large-scale residential projects, ensuring profitability and efficiency.
Prepare and analyze tender documents, contracts, and bills of quantities.
Conduct value engineering assessments and negotiate with subcontractors and suppliers to optimize costs.
Oversee variations, valuations, and final accounts, maintaining accurate records throughout the project lifecycle.
Collaborate with project managers, architects, and site teams to monitor progress and mitigate risks.
Provide commercial advice and support to ensure projects are delivered on time and within budget.
Contribute to the setup and operations of the new Bristol office, fostering a culture of excellence.

    What We're Looking For

Proven experience as a Quantity Surveyor, ideally at a senior level, within the residential construction sector.
A mix of contracting and residential expertise is highly desirable.
Relevant qualifications such as a degree in Quantity Surveying or equivalent, with membership in RICS (or working towards it) preferred.
Strong commercial acumen, with excellent negotiation and analytical skills.
Proficiency in industry software (e.g., CostX, Causeway) and a solid understanding of construction contracts (e.g., JCT, NEC).
Ability to thrive in a fast-paced, startup-like office environment while contributing to national-scale projects.
Excellent communication skills and a team-oriented mindset.

    What We Offer

Competitive salary of £65,000 - £75,000, tailored to your experience.
Attractive package including company car/allowance, pension, healthcare, and more.
Performance-based bonus potential up to 20%.
Opportunity to be part of a growing regional hub with career progression in a national organization.
Flexible working arrangements and support for professional development.
If you're ready to take on this rewarding role and help shape the future of residential development in Bristol and beyond, apply now! Please submit your CV and a cover letter outlining your relevant experience to [your email/contact details]. We are acting on behalf of our client and look forward to hearing from you.
