Blue Diamond Recruitment is proud to be working with a five star, SME house builder as they recruit for an ambitious Land Buyer. This is a rare opportunity to work with a sought after, high quality house builder based in Banbury, Oxfordshire.
An ambitious and commercially minded Land Buyer / Land Manager is sought to support the continued growth of a well backed, privately owned house builder. Working closely with an experienced and pragmatic leadership team, you will play a key role in identifying and securing residential development opportunities across the vast patch.
This is an excellent opportunity for a driven land professional who enjoys autonomy, quick decision making environments and genuine progression potential.
You will be responsible for identifying, appraising and progressing land opportunities, working across both immediate and strategic sites of 50+ units. The role requires strong market knowledge, relationship building skills and the confidence to work collaboratively across the business.
Work closely with all internal departments to ensure full collaboration throughout the land bid process, helping to secure development sites for the future pipeline and supporting progression through to planning.
LAND IDENTIFICATION
-Identify and appraise land opportunities.
-Maintain a strong external profile by building and nurturing effective relationships with local authorities, agents, landowners, housing associations, promoters, developers, and other key stakeholders across the geographical area.
- Analyse competitor activity and advise on potential impacts to the company’s land acquisition strategy.
LAND APPRAISAL
- Carry out initial feasibility and planning appraisals of development opportunities, reporting findings to the Head of Land.
-Develop and maintain a comprehensive understanding of the company’s land appraisal systems and internal procedures involved in investigating, reporting, and ultimately acquiring land within the first six months.
-Build a thorough understanding of the company’s house types and how to optimise plotting to effectively review and critique site layouts within the first six months.
-Maintain a strong working knowledge of the planning system and, in collaboration with planning, technical teams, and external consultants, support sites through to implementable consent.
LAND ACQUISITION
-With support from the wider land team, source both immediate and strategic land opportunities across the defined patch, developing detailed local market knowledge.
-Assist with negotiations and formulate competitive offers to progress land opportunities in line with business targets and annual forecasts.
-Develop a strong understanding of the technical aspects of land buying, including acquisition, development, and associated legal agreements.
-Maintain working knowledge of legal matters relating to contracts, joint ventures, partnerships, and land acquisition.
-Source affordable housing offers from Housing Associations and support the process through to exchange of contracts alongside internal teams.
-Formulate offers, coordinate due diligence, and negotiate with local authorities, agents, and solicitors to produce contracts for signature, taking responsibility for projects through to legal completion where required.
LAND MANAGEMENT
-Prepare land meeting minutes and ensure departmental trackers are regularly maintained and kept up to date.
-Assist in the management of freehold-owned and strategically controlled land.
OTHER
-Carry out any other duties reasonably required from time to time.
The successful candidate will be a flexible and creative land professional with an entrepreneurial mindset and strong commercial awareness. You will be well connected in the market, ambitious, enthusiastic and confident in your approach.
You will be a strong communicator and team player, comfortable working with senior stakeholders and capable of operating in a pragmatic, fast moving environment where decisions are made quickly.
