Job Title: Head of Lettings

Salary: DOE+ commission

The Role
As Head of Lettings, you will take full responsibility for the performance, compliance, and growth of the lettings department. You will lead the team, drive occupancy and revenue, and ensure a consistently high-quality experience for landlords, residents, and stakeholders.
Working closely with senior leadership and cross-functional teams, you will play a key role in delivering business objectives while maintaining strong operational standards across the portfolio.
Key Responsibilities
Leadership & Team Development
- Lead, mentor, and develop the lettings team to deliver consistent high performance
- Conduct regular one-to-ones, performance reviews, and coaching sessions
- Build a culture focused on accountability, professionalism, and service delivery
- Support recruitment, onboarding, and team growth as the portfolio expands
Lettings Strategy & Performance
- Develop and implement the lettings strategy aligned with business growth plans
- Monitor market trends, pricing, and demand to maximise occupancy and rental income
- Track and improve KPIs including conversion, renewals, and void periods
- Produce performance reports and market insights for senior leadership
Customer & Stakeholder Management
- Act as the senior escalation point for complex landlord or tenant matters
- Build strong relationships with landlords, investors, and internal stakeholders
- Work with marketing teams to support lead generation and brand positioning
- Collaborate with property management teams to ensure seamless move-ins and renewals
Compliance & Governance
- Ensure all lettings activity remains fully compliant with current legislation
- Maintain strong audit standards and documentation processes
- Monitor regulatory updates and implement required changes proactively
Commercial Delivery
- Drive rental growth, retention, and income performance across the portfolio
- Manage lettings budgets and contribute to forecasting and business planning
- Support new developments, lease-ups, and portfolio expansion initiatives
What We’re Looking For
- Proven experience in a senior lettings or portfolio leadership role
- Strong track record of delivering occupancy, income, and team performance targets
- Excellent knowledge of lettings legislation and compliance requirements
- Confident leader with strong stakeholder and negotiation skills
- Commercially minded, data-driven, and comfortable in a fast-paced environment
- ARLA or equivalent qualification desirable
